Recently completing projects for Silver Therapeutics’ Williamstown and Roslindale Dispensaries in Massachusetts and Berwick Dispensary in Maine. These projects highlight the firm’s ability to deliver timely permit approvals, compelling and compliant designs that cater to the unique needs of the cannabis industry.
Williamstown Dispensary
Saratoga Associates managed the architectural project for Silver Therapeutics’ Williamstown retail cannabis dispensary, which included a strategic expansion into an adjacent 1,500 sq. ft. space. The project was meticulously planned and executed in two phases to ensure the dispensary could maintain operations throughout the renovation process.
Phase 1: Expansion and Modernization
The first phase focused on outfitting the new space with updated point-of-sale stations and a reimagined retail floor, creating a streamlined and engaging shopping experience for customers.
Phase 2: Renovation and Optimization
The second phase involved renovating the existing 765 sq. ft. retail space to introduce essential support areas such as a staff break room, an office, and a packaging/fulfillment room. These additions were crucial for enhancing operational efficiency and creating a better working environment for staff.
The new construction utilized conventional wood-framed dimensional lumber with a frost wall foundation and slab-on-grade first floor. Throughout all phases, Saratoga Associates paid close attention to security, odor control, and compliance with the Cannabis Control Commission Massachusetts’ regulations, ensuring a high standard of safety and functionality.
Berwick Dispensary
In 2020, Saratoga Associates successfully completed the design and renovation project for Silver Therapeutics’ cannabis dispensary in Berwick, Maine. This project involved transforming an existing two-story mechanic’s garage into a modern, compliant, and visually appealing cannabis retail space.
Project Challenges and Solutions
Silver Therapeutics aimed to open a cannabis dispensary on a site zoned RC/I Rural Commercial/Industrial, requiring a conditional use permit before beginning operations. As a part of the permitting process, there was a need to update the building’s entrance and façade.
Saratoga Associates took charge of the Conditional Use Application, preparing a comprehensive site plan and written narrative to meet all requirements of the Town of Berwick’s conditional use permit application. They generated a base model and proposed multiple site plan alternatives for review, based on survey data and details of the existing structure.
Design and Implementation
Saratoga Associates developed design alternatives for architectural improvements to the building’s entrance and façade. They presented these options to AG Therapeutics, providing renderings and elevations of the preferred design. The transformation of the mechanics garage into a state-of-the-art cannabis dispensary showcased Saratoga Associates’ expertise in navigating regulatory requirements and delivering functional, aesthetically pleasing designs.
Rosindale Dispensary
Saratoga Associates collaborated with the architectural firm Stull and Lee to provide permitting and site design for a dispensary and grow facility located just outside of Boston. The project site fell within the Greenbelt Overlay Protection District, presenting stringent design requirements.
Navigating Design Requirements
Saratoga Associates’ design expertly navigated these requirements while making efficient use of the available parking area and highway frontage. The collaboration resulted in a facility that meets regulatory standards and optimizes site utilization, reflecting Saratoga Associates’ commitment to delivering high-quality, compliant designs.
