Plum Creek Maine Timberlands, LLC, Moosehead Lake Region, Maine

Plum Creek Maine Timberlands, LLC petitioned to the Maine Land Use Regulation Commission (LURC) to rezone roughly 408,000 acres to implement a Concept Plan for the long-term management of its property in Maine’s scenic Moosehead Lake Region. The Plan includes more than 900 home sites and two resort complexes, as well as substantial conservation, recreation infrastructure and sustainable forest management.

Saratoga Associates worked closely with the project sponsor to address concerns that new development might adversely impact the scenic resources of the region. The Concept Plan creates a strategy to achieve development goals while protecting the scenic resources of the region’s many lakes, ponds and backwoods landscapes. The Concept Plan included a new quantifiable shoreline tree clearing standard, adopted by LURC, to assure sufficient shoreline vegetation remains to adequately screen waterfront development. To permanently protect vast areas of the scenic North Woods, the Plan also established a 363,000 acre conservation easement; the second largest in U.S. history.
