AVR Realty has proposed a 1,682 unit, mixed use residential and commercial waterfront community on a former industrial site along the Hudson River in the City of Kingston, NY. This property offered the unique opportunity to redevelop a long derelict waterfront industrial site for community benefit. Project sensitivities included the possible visual impact of large-scale development on an adjacent Scenic Area of Statewide Significance and historic estate properties.
Saratoga Associates worked closely with municipal and state regulators to identify potential aesthetic impacts and develop a mitigation strategy to balance economic development with protection coastal landscape. The adopted mitigation strategy included limiting building heights in visually sensitive areas, establishing a waterfront recreational greenspace to provide a setback from the river’s edge and restoring shoreline vegetation to enhance project screening and naturalize the post industrial landscape.
